1. Reservation Policy
- Booking Requirements: Two-night minimum stay required on holidays and special events such as Spring City Heritage Days, and Plein Aire). Rates shown are for one or two people. A third adult is $25.00 per night additional. There is an additional $25.00 charge per night for children two years of age and up.
- Deposit: Full payment is required to confirm a reservation. Major credit cards may be used to guarantee payment for reservations made less than fourteen days before arrival.
- Payment Methods: Accepted forms of payment (e.g., credit cards, cash, online payment systems). Major credit cards, personal checks, travelers' checks, cash, and money transfers may be used for payments
2. Cancellation Policy/ Refund Policy
- Cancellation Timeframe: If you cancel or change your reservation by 6:00 PM at least fourteen days before your arrival date, there will be no charge.
- Fees: A cancellation fee will be charged for each night of your reservation that is not resold.
- Refunds: When canceling a single room reservation less than fourteen days before your arrival, you will be charged for each night of your reservation that is not resold. When canceling a group reservation of two or more rooms, fourteen – thirty days’ notice may be required for a full refund.
3. Check-In/Check-Out Policy
- Check-In Time: 3:00 PM – 10:00 PM. Please call if arrival will be later than 9:00 PM.
- Check-Out Time: The latest time guests must check out 11:00 AM.
- Late Check-In/Out: Contact property management. Availability is based on other reservations.
- Luggage may be left with the innkeeper if arriving early or departing later in the day.
4. House Rules
- Quiet Hours: Out of the consideration of other guests, quiet hours are observed between the hours of 9 pm and 8 am
- Bathroom: Bathrooms on the property are shared between all guests. Guests are required to keep bathrooms clean during their stay and allow time for other guests to use them. If there are multiple guests, a shower schedule can be arranged if necessary.
- Hot tub, kitchen use, and BBQ area can be authorized by the property owner during your stay. However, the owner retains the right to not make these amenities available.
- Non-smoking policy: Smoking is not allowed on the property. Those who smoke must do so outside of the fenced yard and clean up all cigarette butts.
- Pet Policy: Pets must be kenneled when inside the home. Pet owners are responsible for cleaning up after their pets go to the bathroom. Pets must also be leashed while on the property. Reservations including a pet will incur an additional fee of 25 dollars.
- Alcohol Policy: Alcohol consumption is allowed at the residence by guests 21 years of age or older. However, guests must clean up any trash or mess they make. Guest who exhibits signs of inebriation will be asked to leave the property and forfeit their right to continue their stay and no refund will be given.
5. Guest Responsibilities
- Damage: Guests are responsible for any damage to the property.
- Cleanliness: Guests are to keep the rooms tidy and common areas (i.e. bathrooms and living room)clean during and after each use.
- Behavior: Guests are expected to conduct themselves properly and show respect towards other guests, the owner, and the property.
6. Privacy and Security
- Personal Information: Our main purpose in collecting your personal information is to provide you with a streamlined experience in making reservations at The Baxter Manor Spring City Bed and Breakfast. We only collect information about you that we consider necessary for achieving this. Personally identifiable information is only obtained when making a reservation. All identifiable information provided will not be disclosed to anyone unless we are specifically requested to do so. The Baxter Manor Spring City Bed and Breakfast does not give or sell to anyone any information we collect on our site.
- Security Measures: At The Baxter Manor Spring City Bed and Breakfast, we take security seriously. When users make a reservation, we use every precaution to safeguard it online and offline. Your payment and personal information is always safe. Our Secure Sockets Layer (SSL) software is the industry standard and encrypts all your personal information, including credit card numbers, name, and address so that it cannot be read over the internet.
7. Amenities and Services
- Included Amenities: Continental-style breakfast (fruit, pastries, toast, and coffee), Wi-Fi available, and parking available both on and off-site.
- Additional Charges: Any extra services including tours, laundry, and meals are subject to additional fees. These offerings are to be arranged before your arrival by contacting Baxter Manor Spring City.
8. Liability
- Property: Baxter Manor Spring City is not liable for personal items left on the premises.
- Injuries: Injuries occurring on the property must be reported immediately to the owner/ property manager.
9. Compliance with Laws
- Local Regulations: Compliance with local health, safety, and zoning laws are to be always observed.
- Fire Safety: Candles and any other form of open flame use are not permitted on the property. In case of a fire, the house has three exits located on the ground floor as well as two on the second floor. The wood-burning stove located on the first floor will only be operated by the owner and is not to be touched by guests. In the case of a fire alarm in the house, all guests are to vacate the structure until it has been deemed safe by the owner and local fire department.
10. Special Requests
- Dietary Restrictions: Please contact Baxter Manor Spring City regarding any dietary restrictions or allergies you may have. Accommodations will be made if possible.
- Accessibility: A stair lift is available for access to the second floor inside the residence.
